1. Agreement to Terms

By accessing our website at eddysplacerentals.com, making a reservation, or staying at Eddy's Place located at 20835 J5T, Moravia, Iowa, you agree to be bound by these Terms and Conditions. Please read them carefully before making a booking. If you do not agree to these terms please do not use our website or services.

2. Reservations and Bookings — All reservations are subject to availability — A valid email address and phone number are required to make a booking — Reservations are not confirmed until payment or deposit has been received — You must be at least 18 years of age to make a reservation — Eddy's Place reserves the right to refuse or cancel any reservation at our discretion

3. Payment — A deposit is required at the time of booking to secure your reservation — Full payment is due prior to or at check-in unless otherwise arranged — Accepted payment methods include credit card, debit card, PayPal, Venmo and Cash App — All prices are listed in US dollars — Prices are subject to change without notice however confirmed bookings will honor the rate at time of booking — Annual storage leases and yearly campsite leases are due in full upon signing

4. Check-In and Check-Out — Check-in time is 3:00 PM — Check-out time is 11:00 AM — Early check-in or late check-out may be available upon request and is subject to availability and additional fees — Failure to check out by 11:00 AM may result in additional charges

5. Cancellation Policy

 

Vacation Rental Duplex — Booked Through VRBO Cancellations for our Lake Rathbun Duplex booked through VRBO are subject to VRBO's cancellation policy at the time of booking. Please refer to your booking confirmation email from VRBO for full details of the cancellation policy that applies to your reservation.

Campsites: — Full refund if cancelled 7 or more days before check-in — No refund for cancellations made within 7 days of check-in

Camper Rentals: — Full refund if cancelled 7 or more days before check-in — No refund for cancellations made within 7 days of check-in

​

Storage Units: — Annual storage leases are non-refundable once signed — No refunds will be issued for early termination of storage leases

​

Emergency Cancellations: — In the event of a genuine emergency please contact us directly at eddyscampground@gmail.com — We will do our best to work with you on a case by case basis

6. Guest Responsibilities All guests are expected to:

— Treat the property and facilities with respect — Follow all campground rules and regulations — Keep noise levels reasonable especially between 10:00 PM and 8:00 AM — Properly dispose of all trash and recycling — Leave the property in the same condition as found — Report any damage or maintenance issues immediately — Supervise children at all times — Follow all fire safety rules including proper use of fire rings and fire pits — Comply with all local, state and federal laws

7. Damage and Liability — Guests are responsible for any damage caused to the property, facilities or equipment during their stay — Eddy's Place reserves the right to charge guests for any damage beyond normal wear and tear — Guests assume full responsibility for their safety and the safety of their party during their stay — Eddy's Place is not responsible for lost, stolen or damaged personal property — Guests use all facilities and amenities at their own risk

8. Pet Policy — Pets are welcome at Eddy's Place — All pets must be kept on a leash at all times when outside — Pet owners are responsible for cleaning up after their pets — Pets must not be left unattended — Any damage caused by pets is the responsibility of the guest — A pet fee may apply for vacation rental bookings — please check your booking confirmation for details — Eddy's Place reserves the right to ask guests to remove pets that are disruptive or aggressive

9. Fire Safety — Fires are only permitted in designated fire rings and fire pits — Never leave fires unattended — Fires must be fully extinguished before leaving the campsite or going to sleep — Fireworks are strictly prohibited on the property — Guests must comply with any burn bans issued by local authorities — Eddy's Place is not responsible for any injuries or damages resulting from improper use of fire facilities

10. Campsite Rules — Minimum stay is 2 nights for weekend campsite bookings — Maximum of 2 vehicles per campsite unless prior arrangement has been made — Quiet hours are 10:00 PM to 8:00 AM — Speed limit on property is 5 MPH — ATVs and golf carts must be operated safely and responsibly — Camping is only permitted in designated campsites

11. Storage Unit Rules — Storage units are for the storage of vehicles, boats, RVs and related equipment only — No hazardous materials, flammable liquids or illegal items may be stored — No living in or sleeping in storage units is permitted — Tenants are responsible for providing their own lock — Eddy's Place is not responsible for theft, damage or loss of stored items — Access to storage units is during daylight hours unless otherwise arranged — Annual leases must be renewed prior to expiration to maintain your unit

12. Vacation Rental Rules — Maximum occupancy must not be exceeded — No smoking inside the duplex — No parties or events without prior written approval — Guests are responsible for washing dishes and basic cleaning before checkout — Any items found to be missing after checkout will be charged to the guest — Additional cleaning fees may apply if the property is left in an unacceptable condition

13. VRBO Bookings Bookings made through VRBO at vrbo.com/5009533 are also subject to VRBO's own terms and conditions in addition to these terms. In the event of any conflict between VRBO's terms and these terms the more restrictive terms will apply.

14. Privacy Your use of our website and services is also governed by our Privacy Policy which is incorporated into these Terms and Conditions by reference. Please review our Privacy Policy at eddysplacerentals.com.

15. Changes to Terms Eddy's Place reserves the right to update or modify these Terms and Conditions at any time without prior notice. Changes will be posted on this page with an updated date. Your continued use of our website or services after any changes constitutes your acceptance of the new terms.

16. Governing Law These Terms and Conditions are governed by the laws of the State of Iowa. Any disputes arising from these terms or your use of our services shall be resolved in the courts of Appanoose County, Iowa.
